ATLANTIC WESTERN CONSULTING, INC., Woburn, Massachusetts  - Project Manager/Consultant to Nextel Communications.  Provided site development services to Nextel's New England market.  Implemented antenna sectorization and other modifications to on air sites including lease modifications and permitting processes.

SBA NETWORK SERVICES, INC., Boca Raton, Florida - Site Selection Agent.  Negotiated communications cell phone tower leases within budget for internal strategic inventory and external clients. Prepared comprehensive site analyses for negotiated sites on existing and permitted inventory and existing RF coverage. Represented company and clients before applicable zoning and permitting agencies. 

SITE ACQUISITION SERVICES, Kissimmee, Florida � Site Acquisition Agent.  Negotiated and acquired fee simple title for inline amplification multi-acreage sites for interstate fiber optic cable deployment. Performed land owner and permit negotiations plus detailed site analysis. Obtained right-of-way permitting from right-of-way agencies. Sites delivered within budget and within projected time lines. 

AMERICOM RESOURCES, INC., Heathrow Florida � Site Acquisition Agent.  Negotiated site long-term leases and fee simple purchases. Met strict deployment time frame, economic, location and zoning requirements. Increased acquisition fee income by over 30% by bringing sites in on time with almost 90% of leased sites under budget. 

GALAXY SITE DEVELOPMENT, INC., Oxford, Florida - Site Acquisition Agent.  Managed site acquisition and zoning permitting for wireless build-outs throughout the southeast United States. Delivered raw land, co-location and rooftop turnkey sites, including zoning and permitting, on both lease and fee simple purchase basis. 

MTG INC., Scottsdale, Arizona and Tampa, Florida - Site Acquisition Agent.  Located and negotiated site leases for first operating PCS network in the Orlando area. Sites included co-location and raw land sites. 

WEST VIRGINIA DEPARTMENT OF HIGHWAYS, Charleston, West Virginia - Right Of Way Agent.  Performed real property acquisition appraisals for state and federal highway projects. Negotiated affected parcels with emphasis on relocation and residual damage compensation.

ZONING BOARD OF APPEALS,
Mashpee (Cape Cod), Massachusetts - Chairman.  Eight year chairman of municipal zoning board for fastest growing municipality in Massachusetts. Conducted public hearings with emphasis on special exception and variance applications. 


COMMERCIAL REAL ESTATE
FINANCE AND APPRAISAL

Seasoned commercial real estate lender/manager for Bank of New England, Fleet Bank of Massachusetts and Sentry Bank in the Boston and Cape Cod markets. Originated and managed diverse commercial real estate loans to insure maximum yields while mitigating excessive risk. Performed complex risk analysis. Instrumental in identifying and liquidating non-performing assets. Conducted due diligence surveys in conjunction with acquired assets and institutions. Served as interim manager of state-wide mid-market lending group. Originated and serviced $200 million portfolio of construction and development loans incorporating large mixed use projects including shopping centers, office buildings as well as residential subdivisions. Individual construction loans ranged from $100K to $22 million.

FLEET BANK OF MASSACHUSETTS / BANK OF NEW ENGLAND, Boston, Massachusetts - Vice President.  Managed statewide mid-market lending group while maintaining direct responsibility for individual loan portfolio averaging $30 million. Regional commercial real estate lender for Boston and Cape Cod areas for New England�s largest commercial bank. Originated and managed diverse commercial real estate loans for maximum yields while mitigating excessive risk. 

SENTRY FEDERAL SAVINGS BANK, Hyannis, Massachusetts - Vice President Originated and managed $200 million commercial real estate loan portfolio for $700 million institution. Directed staff of thirty lending professionals. 

FIRST NATIONAL BANK OF BOSTON, Boston, Massachusetts - Assistant Vice President Appraised over $3 billion in commercial real estate construction projects throughout the continental United States. Advised line lenders of collateral sufficiency and market risk with respect to large scale multiuse real estate projects including high rise office buildings, regional malls, large residential condominium and apartment complexes, single family subdivisions and resorts.

, Orlando, Florida � Corporate Credit Manager Managed national accounts receivable department for the largest aviation services company in the United States. Established and enforced airline and corporate aviation credit limits for approximately forty base locations in major airports across the United States. Reduced write-offs by 18% with coincident reduction of receivables ageing. 

BABY & ME, LTD., Cape Cod, Massachusetts � Co-Owner Developed, opened and ran specialty retail business that was profitable after nine months. Before opening: Executed market research that identified need for baby furniture, maternity wear and baby gift specialty store. Reviewed area retail sites for best location, negotiated unit lease for site with full dry basement for storage at no extra cost. Sourced vendors, negotiated freight costs and payment schedules. After start-up: Worked with programmer to develop first-in, first-out inventory system for store with 15,000 different products; maintained system. Established operating procedures and helped run business. Site modification and expansion: After nine months, negotiated doubled retail space and more storage near original site at no extra cost, avoiding increased marketing outlays.
